What a tune-up actually covers

This is not a squirt of lubricant in the track. It is a systematic pass over every part of the door that wears:

• Track excavation. Vacuumed, brushed, washed, and dried. In coastal homes this alone removes the salt that is driving most of the corrosion.
• Weep hole clearing. The drainage slots that stop your track from holding standing water against the hardware.
• Roller inspection and adjustment. Both carriages set so the panel hangs square and rolls evenly, with an honest report on how much life is left in them.
• Lock and keeper re-registration. So the door locks without being lifted or shoved.
• Handle and latch service, tightened, lubricated, and checked for play.
• Weatherstrip and sweep check, since hardened seals are where your conditioned air is going.
• Correct lubrication, dry silicone rather than anything oily. Oil collects sand and grinds it into the bearings.

Why this saves money

Nearly every expensive sliding door repair we do started as a cheap one that nobody addressed. Worn rollers destroy tracks. Sagging panels destroy locks. Blocked weep holes corrode hardware from below. A door that has been kept clean and adjusted simply does not get into that spiral.

The other reason is diagnostic. A technician who has the door open and can see the actual condition of the carriages will tell you whether you have two years left or two months, which is a much better basis for a decision than waiting until the panel comes off the track on a Sunday.
