Two very different door populations

In the older core, the sliders tend to be smaller, aluminum-framed, and decades old. They usually need carriages, track surfaces, and lock alignment, and they are almost always worth repairing because the frames are sound.

Out in the newer subdivisions the doors are large, often three-panel, often vinyl or clad, and they fail differently. The hardware is newer but lighter duty, and the panels are heavier. Rollers on these can wear out surprisingly early relative to how new the house feels, which catches homeowners off guard.

People underestimate the bay

Homeowners inland of the water often assume salt is not their problem. Tampa Bay pushes brackish humidity a long way inland on the prevailing breeze, and while the corrosion rate is nothing like a Gulf-front property, it is meaningfully higher than a truly inland city like Orlando. If your door is west-facing and you are anywhere near the water, expect the hardware timeline to be shorter than the manual suggests.
