The first cold-front evening the owner comes back and tries to open the patio, the door is immovable and the assumption is that something broke while they were away. Nothing broke. It simply never moved.
If you own seasonally, the cheapest maintenance available is asking whoever checks the property to slide every door fully open and closed once a month. That single habit prevents a large share of the calls we take in November and December.
